Apartments
  • What Floor Plans Are Available?

    Cottages at Tucson offers two-, three-, four-, five-, and size-bedroom standalone and attached cottages for residents to choose from.

  • What Are The Benefits Of Cottage-Style Living?

    Cottage-style apartments provide our residents with a heightened level of independence, comfort, and privacy. Our floor plans are spacious, varied, and stylish, with private bedrooms and bathrooms that stand out among your typical UofA student housing.

  • Are The Cottages Fully Furnished?

    Yes. Each cottage comes with a complete set of living, dining, and bedroom furniture, plus all of the luxury appliances residents need for day-to-day cooking and cleaning. Appliances include full-sized refrigerators, dishwashers, sinks, stoves, ovens, microwaves, washing machines, and dryers.

Monthly Installments
  • How Do Residents Pay Their Monthly Installments?

    Monthly installments can be paid by ACH, debit, or credit card through the online resident portal. No cash is accepted. Convenience fees may be added to online payments.

  • When Are Monthly Installments Due?

    Monthly installments are due on the first of each month and may be paid online through the resident portal at any time. Late fees apply. For more information, refer to your housing contract or reach out to the leasing office directly.

  • How Are Utility Payments Handled?

    Utility payments are billed separately among roommates through a third-party utility management company. All residents are required to create an account with Conservice to access and manage their monthly utility bills.

Leasing Information
  • How Does The Application Process Work?

    Applying to live at Cottages at Tucson is easy. Once a prospective resident has selected their desired floor plan and lease term, all that’s left to do is fill out an online application, secure a guarantor if necessary, and provide a valid form of government-issued ID. Once the application is approved, the last and final step is to sign the lease. For more information or to fill out an application in person, reach out to our leasing office directly.

  • What Is An Individual Lease?

    Each of our Tucson cottages operates under individual lease terms, meaning that each resident is only responsible for their own assigned bedroom and shared spaces. If one roommate moves out, damages their individual bedroom, or is late on their monthly installments, another resident cannot be held financially responsible.

  • What Are The Benefits of Individual Leases?

    Individual leases remove much of the stress typically associated with roommate-style living. No more fighting over bedrooms or worrying about roommate’s finances; this kind of lease makes it easy for young college students to build a community and develop their independence while minimizing their financial risk.

  • How Does Lease Renewal Work?

    Not looking to repeat the apartment search and moving process all four years of your student’s college experience? Cottages at Tucson offers early lease renewals (typically beginning sometime in the Fall) that allow residents to secure their current unit for the following year. Simply navigate to the lease renewal section of our online resident portal, and secure your spot today!

  • Is a Guarantor Required to Qualify to Live at Cottages at Tucson?

    No, not all residents of our student housing near UofA need a guarantor to qualify to live in our cottages. Residents without a guarantor may either self-qualify or take advantage of our TheGuarantors partnership to qualify without a co-signer or personal guarantor.   • Is Insurance Required?

    Yes. In order to live at our Tucson student living community, all residents must provide proof of $100,000 in landlord liability insurance. Residents can either provide proof of applicable insurance through the resident portal or enroll in the Damage Liability Waiver Program for an additional monthly fee.

  • Does The Cottages at Tucson Provide Roommate Matching Services?

    Yes. Residents without a pre-selected roommate group can opt to be matched with a compatible roommate by our leasing staff. Contact us for more information about our roommate matching process.

Maintenance
  • How Do Residents Submit Maintenance Requests?

    Residents of Cottages at Tucson can submit maintenance requests in a few different ways:

    Option 1: Enter a service request through the online resident portal.

    Option 2: E-mail your request to the community, and a team member will enter a service request on your behalf.

    Option 3: Visit or call the office during regular business hours, and a team member will gladly enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative.

  • Is 24/7 Emergency Maintenance Available?

    A member of our maintenance team will be on call 24/7 for emergency maintenance needs, including but not limited to the following:

    • Door & window locking issues
    • Major leaks
    • AC or heat failure during extreme weather conditions
    • Broken refrigerator
    • No electricity, gas, or water
    • Other major plumbing issues

    To report a maintenance emergency, please call the front office directly. Outside of business hours, an operator will be able to direct your request to our after hours maintenance staff.

  • What Outdoor Amenities Are Available On-Site?

    Tucson, AZ, student living would not be the same without the great outdoors. Cottages at Tucson features a resort-style pool, two recovery-ready cold plunges, and private cabanas that are perfect for spending some time outside between classes or on the weekends.

  • Is There An On-Site Gym?

    Yes. Cottages at Tucson’s deluxe 24-hour on-site gym features pilates reformers, cardio equipment, free weights, strength machines, and more.

Transportation
  • Is Cottages at Tucson Close to the UofA Campus?

    Yes, Cottages at Tucson is less than two miles away from campus, making it easy for residents to shuttle, drive, bike, or bus without any added inconvenience.

  • How Do Most Students Get To Campus?

    Most residents of these Tucson cottages opt to bike, bus, drive, or take advantage of our community’s complimentary private shuttle to get to and from class, exams, and other on-campus events.

  • How Does The Private Shuttle Work?

    Cottages at Tucson’s private shuttle picks residents up from within the property and takes them directly to the heart of the University of Arizona campus. Our shuttle drop-off point is at the 6th St. Garage, on the southern end of campus, close to the Arizona Stadium, recreation center, and the Highland Quad.

  • Is Parking Available?

    Yes, reserved covered parking is available at Cottages at Tucson. To learn more about our parking policies and pricing, reach out to the leasing office.

Pet Policies
  • Are Pets Allowed at Cottages at Tucson?

    Yes. Cottages at Tucson is proud to be a pet-friendly student housing community near the University of Arizona. Contact our office for specific information about our pet policy, including breed restrictions, pet fees, and ESA/service animal regulations.

Security
  • What Security Features Are In Place?

    Cottages at Tucson is a completely gated community with controlled-access entry. Individual apartments feature unmonitored security systems, and additional on-site security is provided.
