Unlike the cramped on-campus dorms, our cottage-style Tucson apartments offer plenty of room for residents to settle in, spread out, and maintain their privacy without breaking the bank.

Are The Cottages Fully Furnished?
Yes. No need to rent out an oversized moving truck when you live in our off-campus housing near UofA; each of our cottages come equipped with a full set of dining room, living room, and bedroom furniture, plus all of the kitchen and laundry room appliances you need to stay clean, full, and fulfilled without leaving home.

What Is A Monthly Installment?
At Cottages at Tucson, the total cost of each unit for the entirety of the one-year lease is split into a series of twelve equal payments, otherwise known as monthly installments. This makes our Tucson student housing easier to afford, particularly for international students who rely on renewing or recurring scholarships to supplement their financial obligations.

How Do I Pay My Monthly Installments, and When Are They Due?
Monthly installments are due on the first of each month and should be paid by ACH, debit, or credit card through the online resident portal. Cash payments are not accepted, and late fees do apply.

How Do Utility Payments Work?
Utility payments are billed monthly through the third-party Conservice management portal. All residents are required to create an account with Conservice to access, manage, and pay their monthly utility bills.

How Do I Apply To Live at Cottages at Tucson?
Applying to live at Cottages at Tucson is a straightforward process that can be done in person or online. Simply select your desired floor plan and lease term, fill out the application, and provide all the required financial and identifying information. Once the application is approved, all that’s left to do is sign your lease to lock in your spot! What Is An Individual Lease?
Individual leases are by-the-bed agreements that protect our residents from the financial burdens of their roommates. If one of your roommates damages their assigned bedroom, breaks their lease, or is late on a payment, you will not be held financially responsible.

Why Are Individual Leases Good For International Students?
Adjusting to living with roommates in a new country is hard enough on its own. Why add to that stress by having to share a legal document with one to five other people? Individual leasing allows international students to build a community and integrate themselves into Tucson, AZ, without any of the risks typically associated with roommate-style living.

Can I Renew My Lease?
Yes. Lease renewals are always available to current residents, given availability.

Do I Need A Guarantor?
While most of our residents sign with a guarantor, it is not required. If you self-qualify for one of our Tucson cottages, there is no need to find a qualifying guarantor.

What If I Don’t Self-Quality?
International students who want to live at Cottages at Tucson without a guarantor who do not self-qualify can choose to participate in our TheGuarantors partnership to qualify without a co-signer or personal guarantor. To learn more, reach out to our leasing office today!

What Is Personal Property Coverage, And Why Is It Required?
Personal property coverage protects residents from being held financially responsible for certain kinds of property damage outside of the landlord’s control. This kind of coverage voids the landlord’s right to seek reimbursement for damage caused by fire, smoke, explosions, or water as a result of negligent action of you, your roommates, or guests.
This kind of coverage is required at the Cottages of Tucson. Residents can choose to either opt in to the community’s Damage Liability Waiver Program for an additional $17 a month or obtain their own policy that covers up to $100,000 in damages.

Are Roommate Matching Services Available?
Yes. Cottages at Tucson recognizes that many international students do not come to the University of Arizona with roommates already in mind, and offers comprehensive roommate matching services to help each and every one of our residents build their perfect community away from home. How Do I Submit Maintenance Requests?
For the convenience of our residents, we offer a few different ways to submit maintenance requests.
Option 1: Enter a service request through the online resident portal.
Option 2: E-mail your request to the community, and a team member will enter a service request on your behalf.
Option 3: Visit or call the office during regular business hours, and a team member will enter a service request on your behalf. If it is after business hours, you are welcome to leave a message with an after-hours representative.

Is 24/7 Emergency Maintenance Available?
Yes. A member of our maintenance team is on call 24/7 to deal with any emergencies that may come up throughout the week. If you believe you are dealing with a maintenance emergency, please call the leasing office directly.

What Is Considered A Maintenance Emergency?
Maintenance emergencies should be addressed immediately to prevent further damage to your apartment. Common maintenance emergencies faced in Tucson, AZ, include the following:
- Door & window locking issues
- Major leaks
- AC or heat failure during extreme weather conditions
- Broken refrigerator
- No electricity, gas, or water
- Other major plumbing issues

Am I Responsible If Something In My Apartment Breaks Or Malfunctions?
Residents are only responsible for damages caused by negligence, misuse, pets, or guests. Regular wear and tear or unforeseen circumstances will be handled by our community, given that the maintenance request is submitted within a reasonable amount of time.

Do I Need A Car To Get Around Tucson, AZ?
Not necessarily! While our Tucson cottages offer plenty of parking space for residents who prefer driving, our central location near campus, combined with our complimentary private shuttle services, makes it easy for residents to get around without a personal car.

How Does The Private Shuttle Work?
Our private shuttle picks residents up from within the property and takes them directly to the heart of the University of Arizona campus. Our shuttle drop-off point is at the 6th St. Garage, on the southern end of campus, close to the Arizona Stadium, recreation center, and the Highland Quad.

Not far at all. Cottages at Tucson is less than two miles away from the south side of the University of Arizona campus.
